Six things worth settling before anyone breaks ground on your site.
Confirm your title and your survey. Confirm your budget against a measured cost plan, not an estimate. Confirm your drawings are complete and approved. Confirm who supervises the site and how often.
Then settle the two questions most people leave open: how changes will be approved, and how payments will be released. Agreeing both in writing at the start removes the majority of the arguments that occur later.
Build a contingency into your budget deliberately — a genuine reserve, held separately, not the last tranche of your construction funds re-labelled.
And be realistic about programme. A project that is properly planned may appear to start slowly. It almost always finishes sooner.
